Top UK Housebuilders’ Land Holdings Could Supply Nearly 1 Million Homes

Britain’s largest home construction companies possess sufficient land to develop almost one million residences, according to a recent study. The analysis by Babelfish revealed that the top five housebuilders in the UK have land holdings that could accommodate 869,000 homes, surpassing half of the government’s target of constructing 1.5 million homes during this Parliament.

Landbanking, a practice where developers acquire significant parcels of prime British land with future building plans, is prevalent among these companies. Barratt Redrow holds the largest private landbank, controlling 253,698 potential plots for development. Despite delivering 16,565 homes last year, it would take over 15 years to complete its existing pipeline at the current pace.

Similarly, Taylor Wimpey commands 209,772 plots, sufficient for more than 20 years of construction based on their previous year’s output. Dale Vince OBE, the founder of Babelfish, has called on Andy Burnham to address the housing crisis, emphasizing the imbalance favoring land banking over home construction.

In a separate development, leading developers including Barratt Redrow, Taylor Wimpey, Persimmon, Vistry, Bellway, Berkeley Group, and Bloor Homes agreed to contribute £100 million towards affordable housing programs following a Competition and Markets Authority investigation into sharing commercially sensitive information. The authority’s 2024 report highlighted that while developers were not intentionally withholding land beyond planning requirements, landbank sizes exceeded expectations in a well-functioning market.

Responding to criticisms, Steve Turner, the Executive Director at the Home Builders Federation, dismissed claims of land banking by housebuilders, citing the lengthy and uncertain planning process as a key factor in land acquisition. He emphasized that obtaining planning permission for construction takes years, and land is essential for builders to navigate the planning stages efficiently.

Turner reiterated that housebuilders rely on selling homes for revenue and are keen to boost production levels. The industry’s focus remains on increasing output to meet the demand for housing in the country.
