UK house prices experienced a significant decline in June, marking the largest fall for the month in 14 years, based on fresh data from Rightmove. The average price dropped by 0.6%, equivalent to £2,113, bringing the typical asking price in Britain to £376,191. Typically, June sees a slight uptick in prices, averaging 0.1% over the past ten years, according to Rightmove.

Rightmove mentioned that the warmer weather in May and the World Cup may have triggered an earlier start to the usual summer slowdown this year. However, more affordable regions like the North East of England and Scotland are showing resilience in maintaining stable prices, as per Rightmove.

Colleen Babcock, a property expert at Rightmove, noted the unusual nature of the price decline in June, attributing it to various factors including economic uncertainty, timing of the May bank holiday, heatwave conditions, and a high number of homes on the market. Sellers are advised to set competitive asking prices upfront to attract buyers in the current market environment where buyers are more cautious and deliberate in their decisions.

Higher mortgage rates are impacting household budgets, while the availability of a wider range of homes for sale is encouraging buyers to take a more measured approach, said Rightmove. Matt Smith, a mortgage specialist at Rightmove, highlighted the positive impact of slight reductions in mortgage rates on buyers’ budgets.

Market experts like Marc von Grundherr, Henry Crane, and Matthew Harvey provided insights into the current market conditions, emphasizing factors such as oversupply of stock, price sensitivity, and demand in specific market segments. Overall, realistically priced homes are faring well in the market, with many recent listings securing buyers.

This changing market dynamic is prompting both buyers and sellers to adapt to the evolving conditions, as the property market navigates through a period of adjustment.
