“Canadian Rental Prices Drop 4.8% in August”

In August, the average asking price for renting a unit in Canada dropped by 4.8% compared to the previous year, settling at $2,035. This decline represents the most significant year-over-year decrease since March, as reported by Rentals.ca and Urbanation in their latest monthly report.

For the 23rd consecutive month, average asking rents have witnessed a year-over-year decrease, now standing 7% lower than in 2024. Despite this trend, rents remained relatively stable on a monthly basis, decreasing by only 0.1% from July after experiencing four consecutive monthly increases earlier in the year.

Shaun Hildebrand, the president of Urbanation, highlighted the potential impact of the escalating trade tensions between Canada and the United States on the rental market. He expressed concerns that lower employment rates and reduced consumer confidence could dampen demand in the short term, while rising construction costs might threaten the supply of rental units.

Specifically, asking rents for purpose-built apartments saw a 3.3% year-over-year decline, averaging $2,038 last month. Similarly, rents for condominium apartments dropped by 7.7% to $2,050.

The evolving uncertainties in the market, including the trade war between the two countries, are expected to influence the dynamics of the rental sector in the coming months.
